It is suggested that homeowners should inspect their roof on an annual basis to ensure that there is no damage or signs of potential issues. Let’s face it, getting out a ladder and climbing up two stories to visually inspect the roof is not something most homeowners ever do. Many homeowners do not even think about the condition of their roof unless there is an issue or a sign of damage.

Your roof plays an important role in protecting your family, your belongings, and your home from the harsh elements, so it is important to be able to spot the signs that indicate that your roof needs replacing.

1. Leaks and Water Damage

You may not always be able to spot leaks that are making their way through your roof. If the access point is extremely small, there may only be tiny drops of water entering your home, but over time these drops will manifest themselves as water stains on your ceiling. If not attended to this minor leak can lead to significant water damage leading to loss of property and serious damage.

2. Sagging Roof

When a section of your roofing becomes water logged, it will begin to sag. This is because this section of your roof is not only in a weakened state, but it is also heavier than normal. In many cases you are able to see if your roof is sagging without needing to climb on to it. Stepping back from your house you should only see straight roof lines, if you see a dip or divot, it should be a cause for concern. At this point we do suggest an up-close inspection, you can poke at the area in question with a stick or even your hand. If it is soft and wet, and compresses easily, you definitely have a roofing issue that needs to be addressed.

3. Stains and Dark Streaks

Again, you should be able to see any dark areas or stains on your roof from the ground. These dark areas may be a sign that your roof is absorbing water, and is an indication of an impending issue. If you notice water stains or dark streaks on your ceiling or walls inside your home, this is also a cause for concern, as this is an indicator of water damage.

4. Shingles in Your Gutter or on the Floor

When you find full shingles or even pieces of a shingle sticking up from your gutter or on the ground around your home, this is a cause for concern. This missing shingle means there is a part of your roof that is no longer fully covered. Have an experienced roofer inspect your roof to assess the damage and provide you with repair or replacement options.

5. Roof Age

If it has been 20+ years since your roof was installed, you need to start thinking about potential issues and keep a close eye on it. Roofing systems can last upwards of 35 years, however most standard shingle covered roofs need to be replaced around the 25 year mark.

6. Aesthetic Purposes

If your roof is beginning to look tired and worn, it may be time to consider your replacement options. A new roof will definitely increase your home’s curb appeal and provide your property with an added aesthetic boost.
